Selling a Home is Not Just About the Price
I was reading an article recently that said the single most important factor to consider when selling a home is the home price. It went on to say you should never overprice the home because you have no wiggle room for negotiations. It also said that the difference between a quick and satisfying sale, and one that drags on for months if not years, is the price you have offered the home at.
Yes and no!
If real estate pricing were that easy, every real estate agent would sell homes within a week or two. So many factors go into the pricing of a home for sale. There are so many outside factors that also affect matters. You could list your home at the absolute best price imaginable and it might still sit for months because the economy is bad, or there simply isn’t much demand for a luxury home such as yours, or a plethora of other reasons.
The bottom line is this: selling real estate is not an exact science, and it is not a business for amateurs. Always….always….go with an experienced real estate agent. Sit down and work with him or her. Make clear your expectations. Listen to their advice. Find common ground and agreement before a price is settled upon. This is one of the greatest financial decisions you will make, and you need all the expert input you can find.
